Background of the Study
The Internet of Things (IoT) has emerged as a transformative technology in various sectors, including facility management. IoT refers to the network of interconnected devices that communicate and exchange data to optimize processes and improve efficiency. In facility management, IoT-enabled devices such as smart sensors, energy management systems, and automated building controls allow for real-time monitoring and control of building operations, from lighting and heating to security and maintenance. The adoption of IoT in facility management has the potential to enhance operational efficiency, reduce costs, and improve sustainability (Akinyemi et al., 2023).
In Abuja, the Federal Capital Territory of Nigeria, where urbanization and infrastructure development are rapidly progressing, the adoption of IoT in facility management is gaining momentum. Many commercial properties, government buildings, and residential complexes are beginning to implement IoT systems to optimize energy consumption, monitor building conditions, and enhance security. However, while IoT technology holds significant promise for improving facility management practices, its adoption remains slow, and there is limited research on its implementation in Abuja.
This study aims to investigate the adoption of IoT technology in facility management in Abuja, exploring the factors that influence its implementation, the benefits it offers, and the challenges faced by facility managers in adopting IoT solutions. The research will provide valuable insights into the role of IoT in improving the efficiency and sustainability of facility management in Abuja.
Statement of the Problem
While IoT technology offers numerous advantages for facility management, its adoption in Abuja has been hindered by various challenges. Facility managers face issues related to the high costs of implementation, lack of technical knowledge, and insufficient infrastructure to support IoT systems. Despite the potential benefits of IoT, such as reduced operational costs, enhanced energy efficiency, and improved asset management, many facility managers in Abuja remain hesitant to adopt these technologies. Additionally, the lack of research on IoT adoption in facility management within Abuja makes it difficult for stakeholders to understand the barriers and opportunities associated with this technological transition.
This study seeks to address these challenges by examining the factors influencing IoT adoption in facility management in Abuja, as well as the potential benefits and drawbacks of implementing IoT systems in facility management practices.

Scope and Limitations of the Study
This study will focus on the adoption of IoT in facility management in Abuja, specifically examining the factors influencing adoption, the benefits, and challenges associated with its implementation. The study will target facility managers, building owners, and stakeholders involved in facility management. Limitations may arise from the availability of data on IoT adoption in Abuja, as well as the varying levels of technology adoption in different types of facilities.
